I personally would assess if this property is worth holding by calculating not only the coc return on investment, but the return on equity as well. What this does is help you identify if your property is better to continue holding, sell, or refinance. Assuming you have better deals lined up. 

As far as what I invest in is anything from Single Family up to 20 units in Multi family.

Hey, how's it going BP? I recently got out of the military and I am now looking to sell my first property, which was purchased close to 2 years ago, as my primary residence during my time in the service. The house is located in Murrieta, CA but my family and I moved back to our hometown, in Texas, which is where I am now looking to invest in. What is your opinion on selling and investing in Texas, where I can manage the properties, myself, without having to pay a property management company and state requirements such as the ones in California? What would you invest in? Single family home, duplexes, etc.

CA home: rent 2,800 / mortgage with insurance: 2,398 + property management 170 + CA out of state landlord fee 190 = $42 cashflow

Hi everyone,

Im in the process of finishing up my time in the military and will be moving back home to TX. I currently have one rental home in the same town I will be moving to, and was thinking of possibly refinancing it to help purchase a home for my family. I would use the VA loan, but I already used it about 15 months ago to buy a house in CA where I'm stationed (I will be turning that home into a rental property as well). Is refinancing a rental home a good move to make to help buy a house for us? I currently owe about 94,000 and it's valued at about 130,000. Just started researching to see if this is an option, and if so, is it a good option. Thanks in advance.

I'm finishing up my time in the Marines after 9 years. Looking to connect with anyone and everyone! My family and I will be moving back home to TX near the Dallas area. I already have one rental property in TX and currently working on turning my current home into my second rental property; located in Murrieta Ca.
