I appreciate all the feedback y'all. I'm looking to get my family into a Family Compound situation. I thought it might be easier if I went with a 4-plex. I don't see them around the area I'm trying to get into so part of me was assuming there would be a zoning conflict there. Sounds like my best bet is to reach out to some lenders and get their take on it. 

@Alan Le I was looking to take advantage of as much leverage as the group could handle collectively trying to maximize the quality of living while minimizing the cost. A SFR house hack might just be the best bet to get started. I'm kinda tired of living in Basements but an ADU I'd be cool with.

Thanks again y'all I'll create an update once I have some more information.

@Nolan Chandler I appreciate you reaching out. I guess what I'm asking is what would lenders want to see to feel confident in funding a project like this.

@Tanner Pile Have you seen instances where the land is part of the loan? I'm trying to get an idea of what it would take to give lenders confidence in a project like this

Greetings BP fam, 

I'm looking for insight into the project I'm trying to build. How would y'all suggest a new investor approach using a VA-loan to make a 4-plex in or around South West Denver? I would like to finance the cost of the land and the construction into the same mortgage. I would go in with another Veteran on the property and together and I have one person willing to rent long-term. We planned on using the last unit to host Travel nurses or an Air Crew crash pad... something along those lines. We'd like to use the potential rental income to qualify. We would ideally like to keep the project under $1,000,000 dollars and between us and our renter, we'd like our monthly payments to be under $2000 each. $1500 a month would be ideal.
