I have been underwriting many deals in my market and have encountered a deal requiring loan assumption on a 20-unit apartment.

I have many questions to ask, but I want to understand from here before meeting the owner's bank and outgoing owner.

Q1. what are some of the fees besides assumption and processing fees to anticipate?

Q2. For example, if the current loan amount is 3mil, but the owner wants 4mil for the assumption of the loan with low interest, how much money do I bring to closing?

Q3. Has anyone done this and wants to direct me?

Hi everyone,

I believe you had same questions when you first started your apartment investing journey. I have done my due diligence by reading books on buying and selling apartments by.....

I have limited knowledge of using spreadsheets to facility the process but ready to learn and adapt. 

Can someone point me to the write deal analyzer spreadsheet template for small(20-50units) apartment deals syndicate or self fund? TIA.

Hi there,

I have a tenant who has not paid her rent for about 21 days. Contacted her and she said, "I will put the money in my account but my credit union don't opens on Saturday so please give me till Monday." Monday comes and pass by and didn't hear from her. 4 DAYS later, I called her and she states, "IRS has taken my money."

q=Question..1.

What can I do to escalate this situation in Texas

Q2. Can I serve with "nOTICE TO EVICT PROPERTY" and where can I get such documents.

any advice will help

I have called several apartments or houses, to lease them for STR, (AIRBNB). However, all of them have denied my pitch.

"Hi, this is Alfred, and I want to know if you have any available apartments for lease as soon as possible." THEN I WILL INQUIRE ABOUT "Do you allow STR in your apartments?"

Any sales pitch share in the comments will be helpful.

@Joe Villeneuve I trust you are feeling much better post surgery. on the note of paying for some education, who do you suggest. I read in one of your many replies to another person, that you were in a place to mentor or coach newbies.
