@Tom Parris, are you happy with appfolio and it’s pricing and services? As technology is changing and being redesigned do you know of something similar to appfolio to the newcomers with smaller apartment units 16-32 that may be as good as and more economical? Thanks for any tips.

Hello, any advice is greatly appreciated. I have excellent credit FICO 750-790, have one single family rental property $1,000 passive income monthly and another house primary residence, $100k in the bank, can’t seem to find a bank that will give me a good low interest loan,

(1) what is the key to finding a lender with a 30 year, low interest loan? 

(2) does down payment 20% vs 25% change lenders rate?

(3) any tips and/or leads to a good lender for real estate in CA.

@David Cruice, looking at some multi family units in New Mexico, do you have a few tips to pass on to a new investor Possibly some Unknown’s that may come up or what are the most critical things to look for, what % does the city ratings/crime statistics have with determining the value of the investment?

@Branden Sewell Did you get any leads on books, online tools etc. I as well am good at a lot of things, but the numbers always gives me the chills. A lot of videos and people I talk to all say put together a great team and I am but still want to learn and become fluent when looking over the numbers. Not knowing the numbers can be a costly mistake.

@Marci Stein we found that for what it’s worth, a fridge that old will cost you more in the long run in electric cost. if your rental is self metered then It won’t matter the tenant pays, Also if your rental is not section 8 then as Landlords we don’t provide appliances. It was always such a headache they usually leave the stoves and fridges dirty and gives us one more thing to do to prepare rental for next tenant, aside from all the other clean up. The faster unit is ready the faster I get my money.
