I would definitely house-hack my first deal with a standard conventional 5% down loan. The less cash you have in the deal, the more of an return-on-investment (ROI) that you are able to walk away with.

I would recommend posting in your local real estate Facebook investing groups of what you are looking for. More likely than not, someone in the group will be a tax strategist.

 Yes, I would definitely join and even look to create my group. I have a ton of insight about the Columbus market and how to buy very profitable deals in Columbus. If we had groups, I could have definitely offered a lot more.

I would use a google voice number. I use different google voice number's in different cities when cold-calling.

I am attending a ton of facebook groups zoom calls, lender meetups, investor meetups, etc. I think there is a lot to learn if you put yourself out there.

 You forgot to mention the 3 mill sq ft Amazon has. The brand new building in WH, and the old Euclid mall

 If you have your core 4 (Realtor, Lender, Contractor, PM) in place that investing becomes super easy. Your Realtor will connect you with fantastic deals, lender will give you the best loan term options, a good contractor can get the job done fast and efficiently at a reasonable price, and your property manager can manage your properties. 

It's a systematic procedure that a new investor will build. I suggest reading David Green's book "Long Distance Real Estate Investing". I personally also invest both in-state and out-of-state. I started last year and was able to scale my portfolio quite a bit.

Hi Darryl, 

I would buy a duplex as an owner-occupant property and rent one side and live in another. After 1 year, you could use a quit claim deed to transfer the property to an LLC (this way you would be free of any liabilities).

I would not transfer the property to an LLC before a year because the lender could call the loan using the acceleration clause.

Let me know if you want any advice on house-hacking, fix & flip, BRRRR, or raising private capital. My family and I own over 400+ doors. I could definitely offer some positive insight.
