You would be opening a business bank account with your EIN# for your LLC. I use chase to do all of my banking.

 I usually have found most of my contractors at lowes or home depot in the early mornings. Otherwise, another good way is to get referrals or join fb groups on RE investing pages where a lot of them will be on.

 I would look at Cleveland real estate investors group. A lot of contractors will hover on that page. That is where you will find some of the best contractors.

The best way to buy a good deal from a wholesaler would be to pull your on comps or have a realtor pull them for you. Then I would have an inspection + sewer scope done on the property and have a contractor go through it. Make sure to collect the RPD and LBP from the sellers if possible. If you are buying turnkey, buy under-value compared to comps. If you are buying a BRRRR then make sure your rehab budget and ARV make sense and is accurate.

I have some really good lenders that have rates between 6.875 to 7.5 % for DSCR that I can connect you with. I am personally doing a couple re-fi and purchases so that is what I am seeing from the best lenders.

The easiest way is to do a BRRRR on light-value add properties. House-hacking would have been my go-to option but I understand since you are already comfortable where you are living. You would need to invest out of state since Sj does not have the properties to do a successful BRRRR.

I would chose a good market in the midwest that meets your criteria for cashflow and appreciation with $100k barrier of entry. I would find a good realtor, use Kiavi or wild-cat for lending, and good contractors through your realtor, and a local PM.

Then you can re-fi using a DSCR loan and leave very little money in the deal and have it cashflow. Hope this helps!
