For those interested, i recently updated the blog on our website with new relevant information regarding the law. Excited to see what happens during other states legislative sessions this year.

THE NEW FLORIDA SQUATTERS LAW WENT INTO EFFECT ON JULY 1, 2024

my Brother was successful with an adverse possession claim in CA.. he was not squatting he owned the property next door and the person who owned it died and I guess had no heirs. So he paid the tax's for 5 years then went to court and prevailed and ended up with the property. I think most squatters in houses wont pay the taxs  but I suppose there are rare cases like my brother.

It’s interesting to hear that, as I haven’t come across many successful stories where those situations actually led to long-term outcomes. Good for him! He didnt have malicious intent like most do.  I agree—most of these individuals aren’t paying taxes and aren’t typically aiming to own the property. Instead, they seem focused on making use of it for as long as they can, trying to extract as much benefit as possible before the opportunity runs out. Thanks for sharing!

Great blog post Alex! In addition to the time it takes, one of the biggest reasons we find property owners coming to us is the simple fact that they don't want to waste their energy managing the property. You cannot put a value on peace of mind, but an effective property manager should reduce a property owner's stress level in a proportion significantly more than the monetary cost.

At the end of the day, people that own rental properties are investors. They want to use their energy looking for the next great investment rather than having to use their energy keeping an eye on their past ones.

Peace of mind is pivotal these days 😂

The time is one aspect, the liability is a whole other.

Yes, you're still responsible for your property regardless. But you're now liable for how you behave and your actions directly not just indirectly. A tenant can twist anything. Put that into context and always de-risk by hiring a PM.

I couldn’t agree more. PMs have the processes in place usually to prevent that. Everything in writing! Phone call, follow up with as per our conversation… CYA.

Too many owners don't properly track & value their time to properly appreciate what hiring/buying a PMC's time is really worth!

Exactly! I always say, what is your time worth? Do you really want to be answering maintenance calls at midnight? Not to mention the missteps that could lead to bigger issues down the line. When owners decide to manage on their own, they often reach out when they find themselves in a self-inflicted predicament. That’s when we have to swoop in, fix the mess, and save the day.

I am sharing a blog post that I wrote on the hidden costs of Cutting Corners in Property Management. The saying 'you get what you pay for' rings true all too often—not every time, but a lot of the time.

I am an expert property manager from Orlando, FL. who has been in the business for 14+ years.

We are quite rural right on Lake Coeur d'Alene and there aren't a lot of reasons to rent long term.

That makes a lot of sense. It's been so interesting hearing about all these different markets.

I'm in the Emerald and Forgotten Coast market, and that is not the trend here.

Glad to hear it! So many factors play into it  - happy to see some markets thriving!

@Alex Zweydoff - yes, we have converted about a dozen STR's and MTR's to long-term rentals under our management within the past 12 to 18 months. The demand in our area has been dropping off for quite some time.

Yeah it's been a slow drip here these past few years, now its a full blown flood.
