All, thank you so much for the advice! I will be attending the CFRI meetings regularly. I hope to share my success with everyone soon. On a side note, I just got my Florida Real Estate License, don't know if I will be utilizing it but I figured any knowledge picked up would be useful and if an opportunity turns I could put it to use.

About to begin my journey wholesaling in the Orlando area, preferably south-east to north Orlando. Have a list of cash buyers from cash bought property tax rolls, bandit signs, and the connectedinvestors website. 

Can anyone explain how they began wholesaling with no strong connections and also what kind of marketing for feasible properties(leads) was most successful? Planning on heading to the County Clerk to dig up targeted marketing prospects, any advice? Did you give sellers a non-refundable deposit?
