@Avery Carl I developed a relationship with the seller over the past few years and he is ready to sell. Thank you for your input. I will definitely consider this method for getting the deal done.

I’ve reached a purchase price agreement for an off market triplex. I don’t have enough money for the 20% down payment at the moment. The seller is aware of my situation and is willing to wait for me to get the money together. Should i get a purchase agreement signed? What’s is my next step? Any help will be greatly appreciated.THANKS!

That is a rough area in Chattanooga. Hope this helps and good luck.

Thank You!

Listen to the BiggerPockets latest podcast.  I listened to it today and it discusses this topic quite thoroughly!

Name a few real estate investing books you would recommend to someone just starting out.

I’ve read Brrrr and The book on Rental Property Investing. Thanks, I look forward to everyone’s feedback.

@Jaysen Medhurst Tenants would be responsible for utilities. I own a lawn care company and will also factor that in the rent. Thanks for the feedback i really appreciate it.
