I found a contractor to complete all the exterior work on my flip.
Roof, Siding, Paint, Soffit & Fascia, etc.
We have never worked together before, so we agreed I would pay for materials now and he would receive the labor portion of the contract upon completion. Should take about a week.
It is now week three. The roof was completed recently. The siding is complete (kind of, doesn't look great).
Through out the project this guy has had every excuse in the book. Surgery, his daughter is in town, he has a religious event, his paint sprayer is broken, etc.
He has also ask me to forward him some money for various reasons, which I did because he had completed some work. Although the formal agreement was payment upon completion.
When I kindly expressed to him that it is important the paint be done soon, he painted about 1/16 of the house and then left after I left (according to my other contractor who has proven to be trustworthy so far). My other contractor said he offered him to borrow his paint sprayer but he declined.
However, he did leave his ladders and other tools at the job site.
I didn't hear from him yesterday, or today so far. It goes straight to voicemail.
At what point do I consider the job abandoned? I don't want him to come back in a week and say I own him 3K (labor left in contract) after hiring someone else to do it.
