I’m looking to purchase an 8 unit apartment building. Purchase price is $250K . I have talked to a friend of mine and he is willing to put up $50k for the down payment. My question is, what should I offer him in return for his down payment. He doesn’t want to be involved at all with the property. I’ll be handling everything (maintenance , new tenants ..etc) Anyone have a similar scenario? I have the cash for down payment myself, however I can put that to use elsewhere , so I’d like to take his investment. Thoughts??

I’m looking for some advise . I have 2 duplexes I’m looking to sell and roll into something bigger . 8-16 unit min. I have about $100k in equity and $100k savings I’m looking to put down on my next investment. My question is, how do I find my next property. Iv been looking for over a year now for my next investment and no luck. Either properties are way to expensive , or they sell so fast that the seller would be better off taking someone else offer instead of mine because I need to sell my properties before I can close on theirs. Any suggestions how to find and structure a deal like this?

Hey guys. Yes so if I decided to sell, I’d need to find a nice apartment, I wouldn’t want to down grade to save money , so I’m thinking a similar apartment would be maybe $1600 -$1800 a month aprox. I guess maybe everyone’s situation is different. I work from home and have big office in basement . And I have tools and some toys in the garage so I would need some extra garage space ... which an apartment may or may not offer. I could always rent a garage space else where so that’s not really tying me down at all. Grant Cardone and other big investors continue to say this , maybe I’m missing something ? I don’t see the value really to rent instead of own. Also, I feel like we are at the top of the market right now as far as property value. I could clear $125k in equity if I sold now, would hate for that equity to vanish come spring summer time. Any addition thoughts?

So iv been hearing other investors say this .... Rent what you own , and rent where you live. Sell your house it’s a liability not an asset. I agree , it is a liability. Costs me about $2000k a month to have a 3br home in nice neighborhood. I have about $125k in equity on my home. I have 7 other rental property investments and I want to take my business to the next level. I feel like I’m stuck. If I sell my home it’s going to cost about the same to rent somewhere . Can someone explain why this is a better option ?

Yea we have talked about it. He's busy with other business's he has so I'm not his top priority. He's taught me just about everything I know, might be hard to explain I need to work with someone else, or maybe he will understand not sure? But yes I think I need to replace him for someone who's more eager to work harder for me.

Hi guys. Iv purchased around 10 properties over the last 5 years all with the same realtor. We have become great friends over time. Anyway, the last 5 properties I have either found on my own or just popped up on mls and I purchased. The realtor doesn't really go out of his way to find me deals , just what ever pops up basically. How do you guys do it? Should I get my own lisence? I love searching for my own deals , because I can actually get DEALS! Your thoughts?

Just purchased a 3 unit building . Each unit has there own gas meter and water heater. We wanted to Put coin laundry in the basement but not sure how to separate it so not one tenant is paying for all the hot water used to wash close. Any suggestions on how we can set it up?
