Thank you, I've seen it both ways online so bit confusing. So with NOI, are you able to figure out a purchase or value of the price?

Hi,

I've been going around in circles and can't seem to figure this out. 

For NOI do you include taxes or you don't?

Also since the property is NNN and CAM charges get reimbursed, do I include them or not in my NOI?

I have 10,000 sq + Sublease Warehouse, Office, & Conference Room.

This is great warehouse space, a lot of parking, Cage for lock up, high ceiling and short term lease.

I have about 1.5 years left, my lease expires April 1st, 2018. Just need someone to take over space till my lease expires.

$4,000 a month.

Thanks, 1. Annual 2. Hard to say probably like 1k 3. I'm assuming repairs but he hasn't described them to me yet. 4. Not sure waiting on the bank, should be ok rate as I have good credit score.

Anyone able to help me with this deal, I'm not sure what price I should offer for this, there's a four plex unit in a working class neighbor. Taxes around 7,000 a year.

Seller wants about 240,000; has a newer roof. Rents are: 

575.00/month

$575.00/month

$750.00/month

$575.00/month

I'm assuming I'd need to do 25% down, but can get 30 year mortgage. Any idea on what I should offer, seems really small cash flow if you add taxes, mortgage, insurance, and maybe capex or vacancy. Any ideas?
