I didn't request one.  The lender today asked me to sign an appraisal waiver because for whatever reason they are not requiring one now.  Yes, this is a new purchase.

Im in the closing process of my 2nd rental property.  The lender notified me that Freddie/Fannie isn't requiring an appraisal.  Should I not order an appraisal then? Based off market comps my purchase price is in line w/ recent transactions.

I've seen a few multi-family listings around the Atlanta area and the listings all state the property will be sold as is.  Is this common in multi-family transactions or is it a red flag?  I do want to add multi-family to the portfolio and the next one would be my first.  Thanks.

I think it depends on the size of your windows. Im looking at 2 inch faux wood window blinds for an SFR outside Atlanta, and I received a quote of $550 for 9 windows ( includes labor ). 3 of the windows are 33x46. The rest 31x60. If you can get the measurements, price those out at Home Depot or Lowe's.

Im in the process of closing on my first deal and will try out managing the property myself for the first year.  What software do people use to manage the bookkeeping? Excel? Quickbooks? Or is there some other program that is inexpensive and relatively easy to use?   Thanks!
