The Nashville market has become stricter like many other US markets on allowing Non Owner Occupied STRs to specific zoning. There is however a healthy amount of inventory to choose from and various projects that have been constructed solely for STRs. Our market has a high number of tourist activities, yearly events and supply of travelers. I’d be happy to share some of that inventory with you!

There have been some great replies already! Having a great connection with an adept local lender is worth its weight in gold. We work with many self-employe individuals in TN and it can be tough without a steady job history or cosigner. I'd say wait to switch jobs until after the purchase goes through. FHA will have PMI until you refinance or sell. Trying solar it out a side hustle first before making the leap can be a good idea as well, especially in the first year of ownership when some repairs can come up. I could imagine that plumbing can get you in front of and talking with many homeowners that can become solar clients!
