Hey everyone,

I recently had to go through an eviction with one of my properties in Kansas City, MO - first one in 3 years so I feel relatively lucky (especially with COVID and all the other fun stuff we have been dealing with). 

The tenant ended up moving out painlessly and didn't cause any damage to the property - but I do have unpaid rents, late fees, and cleanings (~$2500). This all closed out earlier this month.

Does anyone know or has worked with a collection agency either locally in Kansas City, MO or in the surrounding area that is legit and works on a pro-bono basis?

Any feedback or guidance is much appreciated.

Let put it this way - out of the multiple emails I have sent since working with this individual, half were never responded to by herself or anyone from the firm. The ones that were responded too took weeks. Not only that, when I called them out on it a few months back in regards to delayed follow up and empty promised actions, I called a lengthy excuse email - the most delayed of any of the email responses.

Haven't been on here for a while - been super busy with work and managing my properties!

For the 2019 tax year I took a recommendation on a tax professional that I couldn't regret more at this point. I don't want to make the same mistake for 2020 and am looking for a new tax professional to working with. I am located in Thousand Oaks, CA and would love to work with someone that is local that I could see in person. My taxes are relatively straight forward - all my properties were acquired in 2019 and 2020 (5 total) and all are hold and rent. I have very organized paperwork and spreadsheets as well.

Other than someone local, I am looking for a tax professional that actually communicates on a regular bases. When emails are sent, a response comes within 1-2 business days - not 3 months.

Correct - the current seller listed it and have it zoned as a SFR. It sounds like when they bought it it already was set up as a duplex and they just remodeled it. They didn't need to worry about getting it zoned appropriately since they bought it cash. The reason I want to get it rezoned is because the appraisal came back and stated that it is a multifamily property and that it is zoned incorrectly - likely to raise a red flag with underwriting. Its a strange configuration. It has 3 entryways, 3 kitchens, 3 bathrooms, and 5 bedrooms, but two gas and water meters. Technically a triplex, but metering and set up for a duplex. Ill give you a call right now!

Good morning everyone. 

Haven’t been on the forum for a while, but I’m moving on my 5th investment and I’ve run into a potential snag.

the sellers bought the house cash and didn’t have to go through underwriting etc and when they bought it it was listed and sold as a single family but it’s actually a multi family (duplex). 

I have no problem going to get it rezoned but I am not sure what channels to go through with the city in order to get it done or even started. Everyone I have reached out to has not responded (via email and vm)

has anyone else had a similar situation in KCMO? What is the likely hood underwriting let’s it fly?
