Not all banks will refi for LLC, just call around you will find the right bank.

Are the properties under your name or LLC? As far as S Corp or LLC please consult your accountant. They will let you know what is better for you to do.

What kind of property are you talking about? How many cameras? 

I sign al leases as an LLC, and each property has a separate account. It's easier for me to manage like that.
