@Tanner Pile Thanks for the help. I will see what they say. I wasn't sure if it would be possible at all.

@Chris Seveney

thanks for your help Chris. I will ask the lender if they are willing

Hello community

I have a question that I need some clarification on and would love some help.
Is there anyway to get a hard money loan for half of the purchase price of a SFR. Then have the seller carry back the other half of the loan until we can do a cash out refi?

@Max Ferguson

Thanks for your reply Max.
A little background on me is I'm a general contractor in the Denver metro area. I started working with my uncle who was a master electrician when I was 15-16  years old. I worked with him for around 4 years when my dad retired from the Army and I went to work for his construction company. We were remodeling for 6-7 years. After that we build his custom home in Pueblo west. About four years later he passed. So I started my own company. It's been 3 years now. Business is good and had been trying to figure the rest out for myself. This is when I landed on BP.
I hope that's what you're asking lol

@Greg Scott

Thank you for the reply and valuable insight. I was not aware about the $10k in legal fees. You are very correct that a partner would be a great option for this. I will look into Reg D 506 b.
