Post: Networking OOS - Advice to be more efficient?

The Question: 

What's an efficient approach to networking and building a core 4 OOS?  What are some things I can do to make this so I don't need to talk to 100 realtors/contractors/lenders/PM's to find the right one (if possible)?

All advice is appreciated!

The Context:

-Goal is to invest OOS as ATX is too expensive for me

-I've been consuming and learning this business through a 15hr course and just finished Multifamily Millionaire by Brandon so I have a grasp of the fundamentals and can underwrite deals (basic ones).

Very relatable struggle I had on my first property purchase. There's so many variables to consider & it feels like you need to make an optimized decision. What I'll say is, any market that you want to enter is do-able; there's deals in every market. The first thing to look at is states that have low to moderate property taxes and insurance rates and have favorable landlord/tenant laws. That's going to narrow things down a lot. I'm working through the process of selecting a few markets to focus on for my first property and I'm feeling a little overwhelmed by the process.  Been working all day compiling a list of about 20 cities, now trying to bring it down via proper analysis to no more than 3.  I'm looking at job and population growth, as well as median rent and home prices to make the market suits my beginners budget.  Just feel a little overwhelmed trying to sort through each city and the towns within.  Please share guidance if you have been through this.

How would you recommend I leverage social media at this stage of my journey?  On one hand I want to start making content covering my learning process but on the other having not invested yet I have no credibility. Thoughts?
