@Lauren Ruppert, the short answer is - you should be able to evict if tenants didn't prove financial hardship. However it also depends on your local regulations (eviction moratoriums) as well. Definitely consult a lawyer before moving forward with the evictions.

Haha, thanks for the kind words. We are looking into financing products, but this will take time. We really wanted to build something that can be used today.  

Also another thing to keep in mind is that any deployment of capital (credit lines, loans) will require an additional underwriting process, thus lowering the pool of tenants that might be able to use it.

At the moment we are not financing any payments, however we hope to have something working later in 2021. 
The current solution is a path towards getting back on track with rent payments for tenants and landlords, the tenants are responsible of making the installment plan payments on time. The FlexRent feature can help them better budget rent or installment plan payments. 

This is the only we we could provide this service free and in all 50 states right away.

Hey @Al D. 
All services are free for both landlords and tenants except for 1 called FlexRent. It's a feature that allows tenants to brake their monthly payment into 2-4 smaller payments over the month, while the landlord is still getting paid on the rent due date, no changes. That feature is paid only by the tenant in case they choose to use it (at only $3.99-$6.99/m).

Our goal was to create a social impact product, hence the free services.

In Portland, worse case is lower rent with about 80% collections.  Things looked better in Oct, but many are saying Jan will be worse, so I guess it'\s driven by stimulus.

In California millions of Unemployment Benefits have been put on hold. EDD has failed badly here. 
We expect to see a raise in rent payment defaults in February.

@James Hamling, I can speak from my experience. 
Last summer when the tensions in the rental market were building up, me and my partner decided build something that would help anyone affected by the C19 find a way out of debt and hopefully avoid evictions. 
In October 2020, we launched free tools for collection of missed rent, security deposits (installment plans) or regular rent. Our goal is to provide structure by helping anyone manage these plans with payment reminders, online payments and simplicity of setting them up. Since then we've been helping tenants, landlords and PMs - Nationwide. 

My work and research focuses on social impact and fintech (financial technology) products that can make housing more accessible and help landlords and tenants achieve financial wellness.
