I am brainstorming for land developer & home builder partnerships, where the land developer offers the land (10 lot subdivision) + construction financing, while I as the home builder will be in charge of the home design, sales & marketing (website, Google ads, ), permits, construction management, and offer the government required 7 year warranty. 

How would you structure this deal in terms of return splits, salaries, etc?

Does it anyone know if it’s possible to start construction of a single home on a lot before the closing date of the sale? — that’s assuming I waved all conditions and seller has agreed to close out 3-4 months after the negotiations.

@Frank Wong we have signed a 3 month representation contract and would only ask for in-depth research for properties that I will make on offer (100%).

My partner and I are looking for a real estate agent to help us with our search and was wondering if it is reasonable to ask them to go beyond the typical showing of the comps. Having working as a commercial appraiser in the past, we would call the comps sales agents to dig all of the motivating factors that influenced the buyers' decision, do a quick market analysis, look at the asset conditions, etc.

Is it reasonable to ask my future agent to do all of this leg work as well? .. (mind you, we would charge a lot less than a typical borker charges).

Hi everyone, I am working getting the ball rolling to build single and semi detached homes. I will finance and GC the project myself, but I am not sure what the best corporate structure for an accounting stand point is for what I want to do is.

Should I register the:
- GC firm as an LLC or Inc?
- Development company as an LLC or Inc?
- Should I even keep them separate entities or as one?

If anyone can point me in the right direction, I would greatly appreciate it. Reading online about these hasn't been very helpful.
