I agree with Steve DellaPelle do you need to cash out to acquire more property or do you want the cash flow? It also seems as if you’re compassionate and don’t want to displace the current tenants. Long term tenants can be some of the best tenants if they take care of the property. If your conscious is on the line I’d find another property that meets your end goal without question.

@Nestor Rosero do you mean long term as in a long term lease or as in they've been there for a long time? Also  when you say "Rent covers beyond cost to finance property" not sure exactly what you mean by that. Are you saying you can't get a loan because of the rent? Sorry, just trying to make sure I understand you clearly before I give an answer. However, in general my experience with section 8 is that the property needs inspection every 12 months in order to renew. Not sure how long the current tenants lease is but as new landlord you can choose not to renew their lease. I've seen new owners do this in order to raise rents, convert property use, etc..

Walmsley Gedeon PSN Payments is pretty good. It charges tenants $1 but you can use desktop or mobile application. Also it can be setup for automatic debit.

Greater Cleveland has solid turnkey for $60 - $100k. I've also heard good things about KC and Memphis. 

@Jinhee Park The seller might not be motivated to sell and in that case will only sell for the price they want. When it comes to multi-family it's a sellers market so a lot of low ball offers are either rejected or ignored. If you want the property that much I'd figure out a way to come up with the money or move on to finding a new deal. Sometimes lingering on a deal can cause you to miss out on other great opportunities. Just my two cents.
