I am an investor and agent in the St. Petersburg area. Rents vary significantly depending on the neighborhood. I recommend looking at rental comps specific to the neighborhood of each property. Also, rentometer is a great resource.

I just spoke with Wells Fargo. I am looking for an owner occupied conventional loan on a duplex in Florida. They cannot use ANY rental income to help borrowers qualify - they are not using existing rental income (leases in place) or potential rent. So with Wells Fargo, I will not qualify. 

Has anyone gotten a loan recently that allowed you to use rental income to help with your qualification? Again, looking for a pretty basic conventional owner occupied loan.

Post: Releasing Inherited Tenant from Existing Lease

Hello all, 

I am closing this month on a triplex in Florida. I am inheriting a tenant with three cats that is reportedly very rarely actually staying at this apartment since she stays with her boyfriend most of the time. In addition to the pets, her current rent is also under market (currently paying 850 while market is closer to 1200). This lease expires in March 2020. 

Does anyone have an effective way or advice on offering this tenant to terminate her lease so she can potentially stay with her boyfriend? This would help me by getting rid of the pets in the unit, updating that unit and ultimately getting more rent out of that unit. If anyone has an idea on how to approach this, any insight would be much appreciated!

Hello everyone! I'm a new investor, I'm 24 years old and I live in St. Petersburg, FL. I'm looking to connect with other investors, wholesalers and really anyone who is involved in St. Pete real estate. 

I am primarily looking to acquire properties to apply the BRRRR strategy to and build a portfolio of single family homes as well as multi-family. The ultimate goal is to snowball this into a sizable portfolio and retire from my current job (Financial Analyst) to work on my real estate business full time.

I'm looking for a seasoned investor in the area to learn as much as I can from. I'd also like to make some wholesaler connections. Please feel free to add me or message me.
