Hello, BiggerPockets!

I hope you all are doing well. I am currently house-hacking a duplex (my first investment property), and I am beginning to look for an investor-friendly CPA, preferably based around the Columbia, Missouri area. I was looking to see if any fellow Columbia/Kansas City/St. Louis investors out there have any strong recommendations they would go with for tax preparations this year.

Post: Starting off a House Hack (Duplex)

Hello, BiggerPockets community! I hope you all are doing well.

I recently closed on a nice, large duplex in Columbia, MO, and am looking for recommendations on how to create rental applications as well as rental agreements (leases) for my prospective tenants to fill out upon expressing interest in renting. One side of the duplex is already rented out to (inherited) tenants, who will be leaving in the next few months to buy their own house, so I also inherited their previous lease which automatically went it effect upon closing. However, I have already received several messages from interested tenants/roommates for vacant rooms on my side of the duplex. My next step, I believe, is carefully pre-screening each interested tenant by having them fill out a rental application, but I do not know where to find a template application to adapt to my needs.

Does BiggerPockets offer a form like this to its Pro members?

Hi, everyone. My name is Alex Morehead, and I am a second-year Ph.D. student in computer science at the University of Missouri here in Columbia, Missouri (CoMo).

By now, I have been living in CoMo for around a year, and I am very interested in beginning my real estate journey here, starting with (what will most likely be) a house hack with a local duplex. To commit myself to this goal, I have begun saving for my first downpayment and plan to have around $20,000 saved by May of 2022. I'm thinking that using an FHA loan for this may be a good way to start out, however, I'm definitely open to other suggestions.

I'm also interested in getting others' feedback (preferably those who have invested here in CoMo or similar markets) on what they would recommend I start doing to make tangible progress towards my house hacking goal. I attended my first local REIA meeting back in early July, but I still feel as though I have a long way to go before I will be on track towards making my house hack happen (especially on top of balancing all my other responsibilities like coursework and research).
