Bump. Still looking for advice from anyone that has done this option in the past. Thanks.

I'm looking into adding the option to my potential sellers where I finance and do a renovation before listing their house on the open market.  I know this is an option some agents/companies are offering now but I'm nervous about all of the legalities. For example I'd want to make sure that I had 100% decision on what and how the renovation goes. Any advice from anyone currently doing this would be appreciated.
