Don’t put all your eggs in one basket. You’re still a teenager so it is easy to see all these “gurus” talk about how rich they are and how they don’t have to work – don’t fall into the trap. If you are using RE investing to try to avoid going to school, your intentions are not in the correct place. The best advice I can give is this: if you weren’t planning on RE would you go to college? If so, go to college and you can work on RE as a side gig or until you have deals under your belt. Real estate takes many years to be able to support yourself, and that’s if you do everything right and the cards fall into place.

Hi all,

I bought a duplex and house hacked the lower level. Due to a new job I want to sell the property and think I can make out really well with the current market. I have a tenant upstairs, who is a fantastic tenant, that wants to stay at the property for another year if possible. I told him I can extend his lease a few months so he can have time to find a new place at the very least. In my opinion he is paying above market prices for the unit.

My question: would it hurt me if I extended his lease a full year before selling? I don’t want to lose potential buyers if they see the upstairs is taken for a full year. The open unit, which I’m living, is much larger and because I renovated is the better unit.  Any advice would be wonderful, thanks!

I started reaching out to wholesalers today. Hopefully I have some luck with that. By finding my own off market deals do you mean mailing/door knocking?

Hi all,

I have been looking for my first purchase for a while now and I am set on a 4-plex. Every single time I find one within my price range (its usually a brand new listing) I get my broker on the phone to schedule a showing. Before the listing has been on the market for 1-2 days it will sell and the seller accepts an offer. This has happened to me 5 times now. Is there ANY better options you have used outside of MLS/Redfin/Realtor, ect. It seems I can't even get to the property to look a it before it sells. Thanks in advance.

I am contemplating purchasing a duplex that currently has a massive loft on the third floor with a full bathroom in it. The loft has a separate door in the stairway so it is not connected to the upper unit (although the current tenants in the upper are the ones who have access to this loft). So my question is, if I buy this duplex and want to turn this huge loft into a studio as a third unit, what am I going to need to do as far as zoning? I will need to add a fire escape, hopefully a ladder down to the balcony will do. Are there any other complications that I might face? Thanks in advance.
