+1 for the pro-401k column, $ in 401k can be accessed early it just requires some planning. It's actually possible to never pay taxes on 401k money if you are able to generate enough passive income, so if you are a buy-and-hold investor there is no doubt that you should be maximizing this option regardless of company match. @andrew I think we would need more details about the properties and your goals to give you an opinion but if I make the assumption that you are looking to maximize cash flow then I would compare what your return on equity is (after factoring in increased heloc rate) compared to what alternative investments you would use that cash for if you sold. At first glance, based your numbers it would seem that the transaction costs of either option (selling or refi) would weigh heavily on this calculation since you don't have that much equity, unless there is one property with a lot of equity that doesnt cash flow that well - in which case the best option is obviously to sell/refi that property to at least lower your variable rate heloc

What are you second guessing specifically?  We cant validate your $ assumptions without more info but based on the address the school ratings look more like "good-ish" not great unless you know something Redfin doesn't:

@henry we should connect, I am in a similar situation and am working on figuring out a strategy. I live in woodinville and have a rental in northgate with quite a bit of equity, have been looking for buy and hold opportunities within a 1hr drive but have realized that that's not realistic.

Strategy depends heavily on which markets you know/have the ability to invest in. Start by figuring out where you want to invest then figure out the best strategy for the area. I'm in seattle, the only way to make money here as I see it is to flip or go north to Everett or south to Tacoma for some meager buy and hold rental opportunities. You may have a big advantage living in an area where cash flow properties exist and there are opportunities for forced appreciation that you can do yourself. Brrrr is almost always the way to go as long as rates are low. You can also look to partner with investors in seattle who are looking for someone willing to put some skin in the game and can also pm the property. Start looking for deals in your area Feel free to shoot me a message to chat more, I would love to learn more about markets outside of seattle but still in washington.

I'm in the same boat, I have one sfh rental that cash-flows in northgate with $200k in equity and I am looking for my next opportunity. I've looked at foreclosure auctions and even those are going for 80% of ARV, I am personally looking at out of state investments in markets where I have boots on the ground.
