I am moving to Denver, CO very soon. I am currently a Wholesaler/Flipper in the Dallas-Fort Worth metroplex. I find about 50% of my deals through Propelio's pre-foreclosure list here in DFW. 

Is there a go-to website or service to find the Denver pre-foreclosure lists? 

Any advice or tips on hot lists, market trends, hot zip codes would also be greatly appreciated!

Thank you very much for your feedback Braden! I have a VA so this will be something that I eventually outsource, but I am wanting to get a good understanding of what it takes to get leads coming in with this strategy before assigning the task.

Hello all,

I am adding Cold Calling into my weekly marketing schedule.

As of now I use bandit signs, FB ads, Direct Mail, Door knocking and a few other marketing strategies but have literally ZERO experience cold calling to find deals.

Here are a few things I am curious of.

-What list(s) are you calling?

-Where are you getting phone #'s?

-How often are you contacting them?

-What automation(if any) are you using?

If you could please provide me with some advice on this topic I would greatly appreciate it!

The payoff was quite low so I was able to make a cash offer for a really low price.

I am highly considering going that route. It would rent for $1400-1500 or bring about $2000-$2500 in with Air Bnb. Thank you for your insight btw
