My friend and I are in california.

Looking to buy commercial office and warehouse property as Partners in Florida - Lakeland area US HWY 92, 

The owner is willing to provide do Owner financing with 10 year balloon payment at 5.5%

Its current leased yearly gross income 130k and occupied cap rate 9.25, down payment at 10% appraisal value 1.135.000

Should each of us form individual LLC in Wyoming or form a Partnership?

We intend to buy more SFR and duplexes as well.

What about taxes, what do you recommend we do from taxation standpoint?

We are in the process of getting current lease agreements reviewed, along with gross and net incomes for the last 3 years.

What else should we ask for?

I found out an interesting deal for out of state investment as I am in CA,

as I started to look around I found out OK has a great and stable economy

and because of oil findings there are many jobs and opportunities out there including lots of new construction.

Please comment on this deal

Brand new, not yet build - 270k duplex

builder warranties

3bd 2ba 2 car garage each door

1st year HOA is waived, subsequent year is 150 per mo. with amenities gym, cut grass, etc

estimated rent 2300 per mo.

Property management charges 7% mo. and 700 for 1st mo. rent

Great location, quiet street, 20 min from OKC

Its surrounded by mostly sfr 150k+

Please help with this deal analysis

Location: Cape Coral 

Purchase price 457k gross income mo. 3750

4plex in Cape Coral about 30  years old

2bd 1ba each 

when all leases expire within 3-9 mo.

I could raise rent to market rate with gross mo. 4400

The house is located among sfr in in a highly desirable area

I am thinking of using 1 of the units for short term AirBnb to increase cash flow

its in a move in condition as major upgrades were done recently

I am planning to hire a property manager to take care of it.

The cash flow with 25% dp looks ok, since its in a highly desirable area

it has a great chance of appreciation.

What do you all think?

Hello,

can someone share their experience and advise on investing as Individual vs LLC for crowdfunding equity and debt deals?

I am finding difficulties with understanding the topic, the way I understand it if you form LLC you can deduct additional business expenses say for traveling for potential property or researching ( internet cost, phone, etc)

Also as far as taxes concerned, isn't it always better if you can acquire a property and secure a deal as an equity and receive a gain upon exit in more than 12 mo. so that capital gain is taxed as long term vs short term gain?

There are a lot of equity and debt deals that pay 10% mo. income but since its treated as short term gain taxes are going to be high. Isn't it better to have equity type of deals that have no monthly distributions but have capital gain distribution upon exit?

What are your thoughts?

Awesome Rainiel, let me know what you think. Not sure owner will let you to see units as its fully occupied.  On paper it looks decent, but market is softening in Daytona  Beach I heard.

Hello,

looking to get my 1st multi unit deal.

A

The property below meets 1% rule, 280k purchase price and gross rent is 2800 per mo.

I noticed the area is little spotty due to slightly higher crime rate.

Old owner wants to cash out although would consider seller financing.

The house did not appreciate in the last 10 years,

I wonder why?

The rent seem to be on the low side and I increase it easily $400 per mo. when leases are up.

I am not very familiar with an area goalmouth visited before and its seems to have great beaches, attraction and stable job market.

Does this seem like a good deal based on numbers and location?

Appreciate an advise from local investor or realtor.

Hello,

any recommendations on Houston turn key companies?

The houses seem to be newer vs Kansas, Indy yes the cash flow is lower with cap rate but I am banking on higher appreciation.

What do you guys think?
