OK Tell me if I am doing my numbers correctly.. I will calculate in US $ even though buying in Canada - since I think most of you are in US.

Legal duplex (2 separate 2 bedroom apartments)

Price $295k but I will try to get it for $250k-$260k

Rents now for around $1.2k and $1k = so about $2.2k in rent for both

Annual Expenses: insurance $800; mortgage $10,800 (2% fixed in Canada, $50k down $200k mortgage); misc repairs $2.5k a year; property tax $2k

Annual Profit: $26.4k

$26.4k-$16.1k = $10.3k (cashflow $850 a month)

Anything I am missing? seems like a good investment, no?

We are searching for properties in Florida we can use as vacation house, and rent it out on Airbnb when we are not there. How do I see it on Zillow if we can rent them out ? For example, this one?

@Ryan Cleary 30 min of Boca? Which area specifically? better than Sarasota? West Palm Beach? ;) thanks for your help! 

What am I missing? It seems like Sarasota / Tampa real estate is half of Boca Raton / Fort Lauterdale? I understand its like colder there in January / February - but aside from that why are the prices so much cheaper?

Was wondering how it would work to buy a property in Florida - can we put 20% downpayment and get 80% mortgage? We already bank with TD when down in the US - so I guess we would just get a mortgage with TD? Are you Canadian who got a mortgage in US - was it difficult - thanks for sharing.

@Theresa Harris "Single family are a good option (or duplex where you own both halves)."

When you buy single family house - do you usually split them up? rent out basement + rent out the main house? how do the tenants share backyard? other amenities? how do they cut grass, etc?

I guess multi family are houses / buildings with multiple entrances.. so a house with basement would be considered multi family as well? Thanks!

Thanks Adam @Adam Krawec - can you show me one example of multi dwelling for $150k each? Cant seem to find them that cheap
