@Michael Robbins Yeah, we are going to offer cash for keys... but if she declines we are going to definitely take the slow and steady route and continue with the eviction.  We are now worried she will continue to squat when her lease is up, so we have to be smart in the long term.  I have looked her up using background check sites online and I'm pretty sure its legit... plus she has checks in her name, a credit score, etc... so I would be suprised if it was a false ID. Plus I did talk to one of her landlords from a few years back who said she always paid on time... but she has had 7 landlords in the past 10 years and I didnt get info on any of the other ones. Rookie mistake on my part... 

@Absalom Young Yeah.. for months we tried to extend an olive branch and work with her... but if you give her an inch, she takes 10 miles!  Every time we have done that in the past, she assumes that means we will start catering to her (she is definitely very lonely and wants attention) and creates MORE AND MORE issues to bring us into.  When we finally put our foot down, that is when she started to REALLY spiral out of control.  We might be past the point of return to do something like that... but we are willing to try anything. 

@Brian Boyd We have filed an eviction case for breach of her lease.  Under "harassment" and "cleanliness" ... is what you are referring to something different?  Either way, in MA all court cases are put on a very long term hold... and she has yet to get her lawyer involved after the Notice to Quit was sent to her.  We cannot serve her with the next step because of the virus right now. 

@Dan H. Honestly... She really is pretty intelligent about this stuff... but also seems mentally ill.  The way she presents herself and conducts herself just doesn't quite seem normal... It would be some extremely good acting skills if she was just a master-renter and is long-term con'ing us.  We are not financially in a position to lose the house or not be able to pay mortgage because of this... but it heavily diminishes our ability to save for repairs, etc.  We are not underestimating her though!

@Ryan Yeah that is a great idea. We are trying to ask our agents if there was an emergency contact on her original application. If so - we want to call them and fill them in. The only thing is - she trashes us on the phone every single night to everyone she knows, so her family probably all thinks we are monsters. But if they are normal and understand she has mental health issues, they might side with us and try to help. We will definitely try cash for keys and even help hire people to get her out. Good idea!

For sure - the mental health specialist at the police department is very familiar with her apparently... but sue cannot get her removed unless we catch her in a BAD episode and send the cops there within a certain amount of time. Soooo much red tape around everything.

@Kyle I will be talking to my original loan officer from the bank today about refinancing options because of the coronavirus (much lower rates) , and going to ask him about the bank’s mortgage relief plan. Definitely a great idea. Yeah - the virus is pushing everything back like crazy.

If we eventually do get her evicted - will we get all of the rent money retroactively? Or in most instances she just leaves and we get nothing? It has to crushhh her credit if she did that right?

We are definitely going to offer cash for keys at this point... if that doesnt work we will move forward with this eviction process and maybe see if a family member can move in or something to expedite things

Lol at the snake story, that is so ridiculous! Well, to be fair, I did not do a background check until after the fact. That is what I was saying in the original post. We had an in person meeting, credit check, tour of the unit, etc... and we just kind of decided based on that. If we had done a full background check we would have found out she had a terrible track record and has bounced around a LOT.

@Richard Moreno you got that right man... even the cops said if she pulled a gun and threatened us she would he arrested on criminal charges, but not necessarily kicked out of the apartment. I was like WHAT?!

Matt - I just read through some of that... so terrifying that someone could squat there for 5 years without getting kicked out... that is legitimately insane..

Also - I was thinking of that. I could probably get a family member to move in. It would be more expensive for us because that family member would not be able to pay the same amount this tenant pays... is there a time limit on how long the family member would have to live there for? If it is only a year or so, I could definitely have him move in. If its like 3-5 years though, it would lose us a LOT of money. Great idea!
