Yes,  that option is on table.  But,  I rather not split this deal up with someone as I want it for personal reasons not business. If I did bring an investor in it would have to be someone I know and trust. I'll be doing more research,  there's always a way.  Have you worked with lease deals with education systems?

Hi, I'm hoping that someone in here can help me out with some strategies.  Here is my situation, there is a 40 acre tract near me that I want to buy. I don't have any equity left in my other home to use because I used it to buy the tract next to the one in interested in presently. So, I was thinking that I can take a separate loan out for the tract then lease it to pay for the mortgage. I'm just not sure who I can lease it to yet (farmers,  other individuals). But, for anyone who has a knack for creative strategy let me know what you think if there is another option/route for me to take. So far this is what I came up with. But,  I want to hear another critical thinker with their creative strategy thoughts. Message me with what you got.  I'm open to phone conversations as well.

I have a off market listing that is located at 150 Watterson Rd Bastrop TX 78602. It would make a good rental, or you can take the modular home off and resell the land that's on 1 acre of unrestricted/unzoned.  It's surrounded by other businesses zoned for commercial.  There is a modular home on the lot with a detached garage from the modular home which includes a 1 bed 1 bath studio upstairs, and a steel building 2-3 years old built to code.
