@Carl Fischer  and @Dave Foster thank you for this valuable information. It's a good thing I got this response I was giving up on bp community. I just hold of my cpa and he agreed both of you.

No problem. I don't think the IRS will miss the taxes on $300,000 tho' I could be wrong.

Maybe @Michael Plaks is a better source for what the IRS is concerned about.  ;-)

 If you can give insight if this is a bad idea or if I can  I put realestate in a different way without making any fraudulent mistakes realestate is all I think of every day

@Daniela Muhammad start out with Craigslist and calls will come through like crazy , just thank me later.
I AM Buying the property and aLSO the name of the LLC . Is there a way that I can help the seller not pay taxes on the property that there selling and put it all on me since I'm taking over the llc. It's a way that I can negotiate a lower price on the property wHICH IS a win for me also . Basically what I'm really trying to say is I want to make a good offer a better Offer By him not paying any taxes and me buying the property and the Llc, which is taxed . I can neogiate at a lower price , oh and Ita a commercial apartment building .

i had the same thing happen but i got my money back but not all of it. i know this is wrong but you can have some one call him and present a lease for a home  cause the poor guy needs some where to stay have him see any home you can get your hands on and have him give that person  deposit and 1st month rent . then the scum bag peace of shiiiiii   will 

totally feel what your feeling its better then eating up his whole family, you work hard to let crap like this go. 

from now on if your 1 day late slap that 5 day pay or get the hell out notice on there door .

that way they know your serious and they wont take it further and into court . some times there a gas leak and you have to vacate the building and the tenants that didn't pay have new locks on there door .

thanks for the update now i know i lived a lie my whole life.

so the brady bunch home in califorina is for sale for $1.8 million . does anyone think it would be a great purchase investment.  because we all have attachment to this property in some way , for people who watched the show practicaly lived  in this home and it would be an experience to walk this property that you grew up in but never lived there and the so many memories.
