Hey Cole, DSCR is based off the cash flow of the subject property

for a lower rate as for less leverage and that should lower the rate. Also a different degree of lender, more of a government sponsored program or CMBS.

Do you have any experience in flips or ground up? 
is it a detached ADU?
ARV/ finished value?

Would most likely be a fix n flip loan as the leverage is tight on the as is value. If the ARV is strong enough you can get enough to cover it with minimal closing cost.
