Hi Alex,
do you also manage properties in Belleview? I’m looking pretty hard at new construction there. $300k for a 2700 square foot 4bed 3bath in a neighborhood with four hundred other new rental homes. Would you recommend for or against this? Alternatively, I could just try and find a good deal on an existing house. Seems like a lot of house for the money.

That would be a difficult decision it is a very big house unless you're thinking of using it as your primary residence in the future I don't think for a rental property it would justify the cost when a smaller new construction can run you a better cash flow due to the smaller purchase price

Non of my investors have gone through rtr but they have all made good profits on their long term rentals with me currently the market is very hot for renters here due to low supply I just rented out this week a brand new construction for $1795 in the zip code 34473

Welcome to BP I am a property manager, realtor as well as investor in ocala fl right now with very low inventory and very high demand our market is hot and is still fairly accessible when compared to other markets in florida and construction is booming I have a post on it here on BP and our market is really just getting started now

Check your state laws firstly some states don't allow that, some states cap the amount you can increase per additional tenant as well

There never really is a right time due to the financial risks involved currently interest rates are low so that can be appealing but more importantly really look at market that you're thinking of buying into what did it look like before the pandemic during the pandemic and now and do you think it'll continue trending positive after interest rate hikes take effect I'm currently managing properties in Ocala fl and I think our hot market won't be highly affected by interest rates hikes due to a critically low inventory vs the demand we have of people moving into ocala

I have an Airbnb/VRBO rental in Dunnellon FL if you like to stay there and look at the Ocala market I'm a property manager and can say Ocala has a hot rental market and is fairly cheap to get into for short-term and long-term rentals

I manage a short-term rental/ Airbnb my advice would be to really look at the market closely for things to do one expensive property in this market can cash flow better then two cheaper one if their location is further away from things to also look at what's in the vicinity how the neighborhood is and what amenities can be offered

@jay breitlow yes friendly short term rentals if the lease is less then 6 months and one day you have to collect taxes but besides outside of HOA communities you can easily short term rent your properties
