Thanks for the info. The flippers had a tough time in the 2008 recession. What do you see in the market that could potentially cause a market correction? I think that it is a good idea to keep an open mind to all opinions and views so I can make better investing decisions.

 It looks like I should be more focused on buying right and avoiding over-leveraging my properties than looking at class although it is important. Big thanks to everyone for your insight.

I have zero REI experience and my BHAG is 100 multi family units and a small team that will still be in the works but projected to be very successful about 10 years down the road. The Vivid Vision is 3 years away and I will be 18 very soon. Please tell me if this is completely unrealistic or not and tell me everything that is wrong with what I am doing/thinking. I am making a mind map which looks like this: Center: Willow Capitol (The Business) Sub Categories: Team, 100 units, strong relationships/reputation.... Truth is, I don't even know where to start. What should I do? I just need a little push before I start going by myself. Thank you

There are thousands of Multi Family units under construction in Nashville. While there is an increasing demand and many companies moving to TN, could there be a future decline in multifamily prices/rent? What about the surrounding areas? Thank you.

Which class and areas did multi family do the best in our last recession?  If we have a slight decline (2-3%) in the market, which kind of tenant would be effected the most? I am mostly thinking about multi family in the Nashville area. Thank you.

@Brian Boyd @Luka Milicevic. I haven't heard any professional investor say that the market won't continue to climb except soften just a little. I will definitely be looking into Lebanon and other areas soon, this seems like a great time to make a move due to the rising prices and interest rates. David Greene had an excellent explanation as to why the interest rates might actually lower inventory and raise prices which was very interesting. Episode 553. Thanks for the information everyone, this will definitely help.

@Michael Dumler. That makes perfect sense and by jumping in right away I might be able to make more connections that I would be able to if I went to school. If I was planning to get a job it would be different. Thanks

@Greg Palavivatan. You're right, I'm sure that I could do both I never thought of that. It sounds like going to school was more beneficial on the relationship side of things for you. I guess that makes sense because business is easier if you are able to make connections. Thanks, this is something I need to think about.
