Post: Gift for an Agent?

I'm under contract on 2 properties and the agent is representing myself and both sellers. The negotiation process has been rather eventful with some  demanding and particular sellers. My offers were $30,000 below list and the agent was able to get both sellers to close at $27,000 below list. Despite the circumstances, the agent has worked hard to help me negotiate the best price and terms, including taking a slight cut on commission to help make the deal work. I've been very thankful for all the extra time and effort put in to help me get the deal. I want to thank him with a gift somehow, but I'm not sure if agents are legally allowed to accept gifts. What would be the best way to show thanks to a particularly hard working agent aside from a great review and referrals?

I have a tenant that moved out on their own. No issues with remaining tenants and they’re still able to cover the rent. I know screening for a replacement tenant is a must, but I’m wondering if there’s any documentation needed to show the tenant has moved out?

Hello BP Community!

I'm working through some BRRRR scenarios on the BP calculator and I'm having trouble figuring out how the "Total Cash Invested" is calculated. I tried to duplicate the number on a spreadsheet and can't come up with the exact number. The total cash invested in this example ends up being $2532.70. Here's the formula I'm using to try to duplicate that number:

Purchase Price + Rehab + Rehab holding costs - Rent period cashflow - rent period loan paydown - refinance loan amount = total cash invested.

$100,000 + $25,000 + $2,392.70 - $2,377.56 - $586.14 - $121,500 = $2,929.00

I come up with $2929.00 when I use this formula, which is close but not exact. Is there another metric I'm not including or a metric that I shouldn't include? Any help or input is appreciated!!!

Hello!

I'm wondering if it's possible for TN Visa employees to obtain a mortgage? I have an individual that's leaning towards buying instead of renting. If it is possible, what are the requirements? Are they eligible for low money down options? In researching online, I'm finding some information online saying employment of at least 2 years is required for eligibility. Any insight on this is greatly appreciated!

That was exactly the problem, Joe. I thought I had the correct account selected when setting it up, but it must have switched on me. I was able to transfer the number to the correct Gmail account and everything is working now. Thanks!

Hello everyone!

I was wondering if anyone else has had or is having this issue while using the Google Voice app on their iPhone.

I set up a Google Voice number on my laptop. I then downloaded the Google Voice app on my iPhone 12 and attempted to sign in using the same Gmail account. Upon signing in on my phone, it prompted me to choose a new Google Voice number. I tried restarting the app several times, but it kept doing that. I finally just chose a new number and entered in my cell phone to complete the set up. I received an error saying this number (my cell phone) is already in use with a different Google Voice number (you're not allowed to have 2 Google Voice numbers using the same primary cell phone number). I tried using Google Voice from Safari on my iPhone and it worked, but I would like to utilize the app for obvious reasons. 

Any advice?? Thanks in advance!
