You're Not Alone!!! This is the basic structure upon which we are currently building.  We have rebranded this year as a custom remodel and RE company called Before & After Homes. We are in Southwest Michigan and have had success in the "classic" flipping strategies but are now targeting this new method/market. In response to a couple of your questions, what type of financing are you considering? We currently operate on a cash basis with multiple private investors but I have been looking into other options as well. A couple considerations I will say, having just launched this new concept in January this year, the marketing is certainly a giant challenge. We we fortunate to get into a local Home expo show and that has unlocked the door here in the early stages.  Ultimately the options are endless and communication with your clients will be priority number one but I am looking forward to seeing what others have to say because we are absolutely in the learning process as well! I love this strategy though brother, and absolutely think it's a great niche to dig in to!

I'm curious how the South Haven market looks throughout the year? Do either of you (@Jamin Olds) have insight on how a single family home would do as a rental? Is that common or do most folks own and live in their homes there throughout the year? I flip houses around Kalamazoo but would love to learn more about these lakeside communities like South Haven and Saugatuck.

No questions today. It's just been a few weeks since I've spoken up on here and want to fill anyone who may be interested in on what's been going on for us here around Kalamazoo. Before & After Homes (Previously DBA Bridgestone Construction) has started the year off strong. We have 3 Flips underway right now. One is a Buy and Hold but after 2 years we plan to sell. Using as a primary residence once the rehab is finished. One is just finishing up electric and plumbing and the third is almost to paint and flooring. Needless to say we have been busy but NOW is about that time I would love to find another deal or two to feed our pipeline. If you are a wholesaler in Southwest Michigan between Grand Rapids and Three Rivers, out to Lake Michigan and over to Battle Creek... Contact Me with any leads you'd like to sell.
