Thanks for all the replies. That clause in the agreement is brilliant and I'll definitely add that in future leases. The tenants have only been in the house a couple of weeks and they are paid up for March. From reading the responses I may end up letting them out of the lease if they move out by the end of the month.

Thanks, I have no desire to be a shrink or a relationship counselor. I failed to mention she's thinking of taking legal action because she feels she has no choice but to break the lease. I don't think she has a leg to stand on but should I worry and start calling my lawyer?

Hello everyone. Just a quick introduction. I'm a new real estate investor (just under two years experience) in Charlotte, NC and the surrounding areas. I currently work a 9 to 5 job in the field of information technology but the eventual goal is to use real estate investing to gain financial independence. I currently own three single family homes but I'm planning to acquire seven more in the next five to seven years. I'm really happy to have found BiggerPockets and I'm looking forward to learning from all the experienced investors in the forums.

I have a couple that no longer gets along. Both of them are on the lease and now the woman wants the man to move out. She has been threatening to move out if he doesn't go. He will not leave because he says he hasn't done anything wrong. I'm trying to stay out of this and I've asked them to work things out but the problem continues. I spoke with him and let know he would be let out of the lease if he left on his own but he still refuses to go unless she goes also. Is there anything I can do as a landlord? The house is in North Carolina by the way. Thanks.
