Hi everyone, I owned and self managed a few 4 plexes and triplexes in Fresno area. I’m considering expand my portfolio toBakersfield since the price is comparably lower than Fresno. I am just wondering how the market trend in Bakersfield now. I would buy into class C building for high return on cash flow. Thank you for your inputs!
I guess you still have time to investigate the property within the first 3 days before ordering inspection,etc. Go to city hall and ask for building permit or code enforcement. Then bring that up to a real estate lawyer and have a free 30 mins consultation and ask if this would be an issue. If there is then I would cancel and look for something else. The house is very old anyway. You would never know what was broken inside.
I would send the tenant a three day notice to cure or quit and also a letter indicated that the lease is not renewable. So then if the boyfriend/girlfriend causes trouble, you can evict them both sooner.
I had the same issue. My inherited tenant was disabled and provided letter with her physician for the need for 2 service dogs. She then brought in another 2 dogs and claimed that they were emotional support dogs. So a total of 4 dogs were currently in her 800sqft unit. I planned to call the city and complaint about the dogs were aggressive and had attempted to attack people (which was true). Should this be ok?
I would say no because I pay for water.
I use Bank of America and Chase for the convenience of my tenants ( based on their location). And both banks are still accepting cash deposit. Crossing fingers! 2 of my tenants are using Zelle to transfer money to phone number. It works well too.
