Hi guys!

I am using the BP Rental Property Calculator and am confused about something. Can someone please explain why the annualized return starts to decrease after Year 5?

Hey guys,

I'm having trouble with creating a formula for CapEx that takes the growth rate, lifespan, and age into account in the right way in order to return the correct value for the total CapEx for the project term of 27 years (as shown in screenshot below).

If anyone could shed some light on what this formula should like I would greatly appreciate it. I'm stumped!

I'm starting in the rental investment game and would like some guidance in regards to assigning values to features when running comps. 

Does anyone know of any resources out there that list property features along with their values? If not, any insight that you can offer as to how I can valuate these myself will be greatly appreciated.
