My name is Alex Filipe and I'm an aspiring REI. I plan to start my venture through a VA loan. I've been reading a lot about VA loans but can not seem to come across this specified question regarding them. Its stated that one can only acquire a max of 2 loans and no more until loan is paid off and no longer exist. But what if i take the burden of the loan of them, get the benefits of the low interest rate lets say 3%. Through a 3rd party some random bank or credit union refinance it through that company at get that same 3% or in same ball park, therefore freeing up the loan originally purchased though them. Would that not allow me to in theory allow me to acquire another loan through them and repeat until I'm satisfied?

And second of all... Yes! There are lots of people that just want out. You get them out of their situation and you can benefit. You are the problem solver. This is something you will learn over time. You are on the right track. Finding these deals isn't just paper work, numbers, resells and profits. You are finding someone in distress. You have to find a way to make everyone come out happy all while doing it leagally and ethically. Seems like you read the BP book that advised to make your first home a Multifamily and then move on from there! Great advice! You get the benefit of first time home ownership and learn the hard lessons of that Landlord Life first hand. I wish I could have started that way. Good Luck!

 Haha why thank you!

Let me start off by sorry for all those horrible typos in my post should have proofread it. That's a truly great way to look at it. And I know I have alot to learn but might as well get a head start. Knowledge is ultimately power. Yes I did makes plenty of sense and plan on continuing with quadplex until I've reached my loan limit. Thanks, you as well.

Hello BP this I'm Alex Filipe and this is my first post on here and I'm wanting some advice. Ive been a part of BP for some time now through which I've read endless amounts of posts, books and listening to podcast. To begin with I'm 18 years old and I'll be leaving for military soon and while I'm in the service I plan on starting my REI career. My end goal is to become a billionaire simple as that. I'm currently in high school with be graduating soon. I plan on retiring from military and eventually become and officer upon retirement Id like to transition into RE and make it a full time job. I plan on starting my career with the VA loan buying a quadplex. I'm very much interested in renting as my form of investing. Afterwards I plan on continuously taking out loans to reach my 8 loan mark. Afterwards is where it begins to get interesting. I need to gain capital once I've acquired capital, I plan on using in a "subject to" investment. I think its brilliant why not take people amazing credit scores and use it for my personal benefit. Anyways through which I plan on taking on flipping houses as well while still maintaining buy and hold strategy. I do have one question about this though, which I may be very wrong about but through a subject to investment could I realistically just pay the entire mortgage off, avoid those wonderful interest rates and turn around and sell it make a quick turn around or even better yet renovate then sell? Seems a bit too good to be true. Thanks in advance and and feedback would be great.
