Single-family residence fix & flip investment in Copperas Cove.

Purchase price: $150,000
Cash invested: $10,000
Sale price: $185,000

Our "Live-in-Flip While stationed in TX! I Deployed 9 months during this time, as well.

What made you interested in investing in this type of deal?

Bigger Pockets of course.

How did you finance this deal?

VA

How did you add value to the deal?

Flooring, Paint, Fixtures, Hardware, Revived Fireplace, New Grass.

What was the outcome?

We loved the experience but it was hard to leave once we were done. HAHA

Lessons learned? Challenges?

Pools are harder work than expected, Flooring is my thing, Allow more time for projects than expected (especially if you have a day job), You can do 99% of the work yourself if you have to.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

With the housing market as a whole cooling off a bit and civil unrest around the country/world how do you plan on making money in all aspects? (Bull,Bear and sideways) I’ve been trading stocks for over three years now and have found a way to make money whether the market is up, down or sideways. So I’m great on the stock side of things but would love some insight on the Real Estate side. My question to you is, how are you going to make money in the future if the housing market cools, crashes or even raises higher? Currently I’m under the notion of gaining capital and paying off debt while putting more equity into our current residence. The plan with that is to sale in two years when I PCS with no capital gains tax. But we easily qualify for $300k plus worth of real estate or around $2,800 extra a month mortgage if the worst happened and we couldn’t find renters and had to pay out of pocket. Any thoughts? What does MONEY mean to you? -Is it a bad word that should be worked for but never brought up in conversation? -Is it a vain commodity that is needed but not in excess or you’re just a greedy Scrooge that only thinks of themself? -Is it the root of all evil? Well it depends..... -Money might be these things you if... you grew up in or where around influencers that only talked about money when they were arguing about the lack there of... Whether they argued about bills, extra cash for activities or even back to school clothes, it all revolves around the paycheck to paycheck barely getting by life cycle. -Your influencer cut up credit cards bc they where evil... when in reality, it was a lack of control on their part. -Lastly, if your influencer held onto the notion of go to school, get good grades, go to college/or work, work until your 65 and then maybe you’ll have enough making a percentage on what you worked for to actually have the life you want... I could go on and on but what if you looked at this idea of money in a new light? -What is that you ask?? As a means for Freedom...Why not look at money as the vessel that gets you to the life you always dreamed about? By making your money work for you in things like:Real Estate, Stocks, Cattle,Technology,Entrepreneurship AND THE LIST GOES ON!!!! You can have the freedom to: spend precious time with loved ones, give to that cause you believe in, Bless others in ways you couldn’t imagine,travel to places you’ve only dreamed about and open doors that you’ve never thought possible! It time to change your thought process of money and turn the idea of it from a cuss word into a topic of discussion. Class is in session... LETS GET SOME FINANCIAL LITERACY!! *Too easy, sorry about that. It was on one of my other pages and I use maybe too many emojis. Ha

@Bill F. I like it! That response reminds me of Robert Kiyosaki and his ideas on how time is our greatest asset. I totally agree Bill, and the fact becomes more evident as you grow older or spend time away: school, work or ,in my case, deployments from what you truly care about.

My wife and I are trying to get into investing ourselves. I started talking to around 8 or 9 agents and always asked the same questions. “Mainly what is the best investment you currently have on YOUR books?”. Very interesting how must agents don’t practice what they preach but one man really stood out. Mr. Keith Foxx, he’s been awesome so far and is actually an investor (rentals) himself.
