Hey @Brian Serina! The presence of the tech companies is what drew me to Folsom (along with what I heard about the population)! I want to get in on the action before prices skyrocket to even higher prices! 

Thanks for the wonderful information and the welcome @Stewart Guthrie! I'm glad to see that I can expand outside of Folsom for some nice deals as well! The only one I looked into recently out of your list was Fair Oaks, so I guess I still have a lot of research to do! Thanks again for the awesome recommendations! :)

Hey @Gloria Lau! Thanks for the welcome! I am not sure if I did it correctly, but I just went on google and searched something along the lines of "fastest growing cities in California" and I stumbled upon Folsom/Sacramento being the #1 spot. My parents and I drove around the city a couple days ago, and they said the same thing you said about how much it's changed! We drove around Folsom, so I guess I am getting to know the city slightly better :)

Hey there @Gordon Cuffe! Thank you so much for your offer! I was planning on a 3 bedroom house because from what I have read, the more rooms there are, the harder it seems to be for the house to be rented out. But I guess I should keep all options open as well! Thanks for the heads up! I am also looking into the Roseville area as well! I would love to have your input and information on what you feel about the area!

Hey @Ali Boone! No worries! I get what you mean! It'd be wise for me to at least listen to your advice just like your latest blog entry...yikes! Now I sound like I am stalking you! But regarding the property, I will rent it out! If I did my calculations correctly, I am looking at a 3% cap rate and a big fat 0 cash on cash return. It won't make any money in the beginning, but with the population growing in Sacramento and the property being located close to Intel, I think it will appreciate nicely in a couple years.

Hey there @Sterling White! Gotta start the new year off with a bang! Right now, I am looking at the Sacramento area (mainly Folsom, but I will probably start looking at the neighboring cities as well). According to Rentometer, I can rent somewhere between 1700 to 2000!

Wow THE @Ali Boone has commented on my post! Your blog topic on rental property numbers was one of the first ones that I read! 

I am planning to rent out the house that I buy. Right now, I am looking around the Sacramento area!

Thanks @Cal C.! It's not the first time I heard this advice. I have seen it in a lot of the books I have read, but to hear it from a BP person is a testament to the strategies working! It will definitely be hard, but I am going to work hard to get that first house and create my path to financial freedom!!!  Thanks again!

Hello all! Happy New Year! I hope everyone has a wonderful and prosperous 2016 with their real estate deals! I am just starting to get into real instate investing. My goal is to live financially free and to repay my family for everything they have done for me. I have been reading some books and I must admit, I am a little intimidated by all the information that has appeared before me. But like Theodore Roosevelt once said, "Nothing in the world is worth learning unless it means effort, pain, and difficulty." Also, with the Bigger Pockets community by my side, I know "ANYTHING IS POSSIBLE!!!" (to quote Adidas).

So far, my current real estate plan is to buy and hold a 3 bedroom 2 bathroom single family house somewhere around the $300k to $400k range.  The other things are still being planned out...I look forward to learning and improving my real estate knowledge with everyone here! Thanks in advance for all your help!
