Has anybody ever charged an assignment fee for selling someone’s real estate portfolio?

I spoke with a gentleman that’s looking to sell his whole portfolio. And got the idea to try and help him sell it and add an assignment fee on top.

Has anyone ever wholesaled a water damaged property?

If the seller still owes too much on the property and it needs work as well. Would it make sense to wholesale it still?

So I am going to assign my contract for 20K to my end buyer. If the end buyer pays for the closing costs, does that get subtracted from the offer price between me and the seller or me and the end buyer? How does the closing costs go about? Thanks in advance!
