As of October 3rd, 2021, what property management software would you recommend? We used cozy for a while, and loved it.... Until it became Apartments.com. Wouldn't recommend. The application part, at least for us, just flat out has not at all worked. We cannot receive any through the website, and there is an option where once you get someone's info, you can invite them to apply. I have not been able to do that this weekend, due to issues with their website. This was very frustration, being that is the only way we've been able to have people actually apply using the site, and I had an open house this morning. Not to mention once they are actually able to fill out the application, they cannot skip the background and credit check, which was an option when it was cozy. We lost a good chunk of our interest due to that, being no one wants to pay $40, and give you all of their personal info, just to see a house. I have been thinking about Stessa, but wasn't sure.

For a 3 bd/ 1 bth in Omaha, you will clear $1000 easily. We have 3 2/1 houses in Omaha, that range from $1050-$1350 and those do not have garages. Whether you flip, or rent, depends on your goals. If your looking to receive as much cash flow from it as possible, buy it at 40K, do your renovations, and put a good tenant it, and let it work for you. If your trying to collect more rentals, sacrificing good chunk of your cash flow, but making up for it with principle pay off and cash to get your next deal, you can buy it at 40k, reno, and cash out refinance. For example, say your estimated value of 140K is correct, you could possibly walk away with 50K in a cash out refinance after renovations, and 25% down payment. Then you made about 15K, after replacing the 25% dp, and essentially got a free rental property. As far as the renovations, what kind of things are you doing? The biggest renovations we did to a house was paint and flooring throughout, whole new kitchen, new electrical, water heater, plumbing, new bathroom, and rebuilt part of the porch, and moved a window, and we didn't reach 20K so that might be a little high.
