Post: Cap Ex For a Long Term Rental: Now Or Later?

I currently have a 3 bed 1 bath under property. This is my first deal, and I am unsure of whether or not I should spend on big cap ex items now or later. I will be living in it for a year before I turn it into a rental. The house currently only has forced heating, and I plan on putting AC into the forced air system. I was told that the furnace is older, and will need to be replaced in the future. Is this something I should prioritize now, or wait until it is something I NEED to do. Other items such as windows is something I am wondering about. Should I replace all windows, or how do I base my decisions? Thanks in advance.

Hey everyone, i'm planning on using an FHA loan to buy my first property, but i'm wondering what characteristics I should look for in a property that qualifies for FHA that would also make a good BRRR. I'm shopping in a pretty hot market (Omaha), but am kind of stuck in terms of what my price point should be. I know that house hacking a multi-family is an option, but with the amount of competition here right now, I don't think an FHA loan would be competitive enough to get a multi-family under contract. I will try regardless! Any suggestions help, as I am a complete newbie and will appreciate and form of advice I can get from you guys. TIA

Planning on using an FHA loan to get my first deal in Omaha. I'm a student at the University who will be graduating in May, and was wondering if I could get pointed in the right direction as I am looking for investor friendly lenders in the area. Thanks in advance and I cant wait to connect more with you guys in the future once I'm living and investing in Omaha!

@Ted Kaasch I really wish I could be able to make time to attend these regular meetings but, being a full time college student about 2.5 hours away is tough. As soon as I am able to, I will make sure to attend these meetings and grow my network. I definitely plan on connecting to an agent in Omaha as soon as possible who will help me during the process of buying my first deal. I would be happy to connect with you on a more personal level to see what sort of value I can provide in order for some experience in the REI world.

I have been considering getting a traditional FHA loan and paying the 3% down for this as it will be my first deal. Do you have any suggestions on what I could be doing now to set myself up for a successful deal in May?

Things I have been wondering about are exit strategies, unfinished basements, and finding the right neighborhood that won’t ruin a deal.

The reason I say May is because I am a senior in college, and will be moving to Omaha, NE in May. So right now I'm living frugally and saving as much as possible, all while studying REI.

Hey everyone hope you’re all well

I am starting to look for properties that would make a good house hack for me. I currently have 1 other person who I know will be renting a room in the home I end up buying.

Are there any formulas or methods anyone would suggest I consider while shopping for a house hack?

I’m caught up on how much I should spend, how many bedrooms I should look for, and ways to find hidden equity in homes.

Hello Everyone! I am on track to graduate from the University of Nebraska-Kearney with a Construction Management degree in May. I have accepted a job offer with a general contractor and will be making W-2 income. I was looking for advice on house hacking in Omaha and any other advice a new real estate investor could use. Based off my knowledge, a possible pursuit for me would be to buy a duplex and have long-term tenants in the other side. I want to make the most out of my early 20s and would appreciate any advice I can get! I am really excited about becoming a new member of the BP Community.
