Thank you @Daniel Patterson for your welcome. I was surprised to have found this site, it has a lot valuable information. I have started to use the tabs at the top for a few weeks and i have noticed that this site is not just a forum but also has tons of features. Including: webinars(w/ lots of free stuff), pod casts, education material, hard money lender, job postings, and also a market place. I have always wanted to go to New York, maybe sometime when i am in New York we can meet up and you can show me some listings or locations i might want to invest in. hope to keep in touch. have a good one.

@Dennis Canon thanks for stopping by in this conversation. Good to see someone else out there that is really passionate about getting things done and networking really well. I met with @Joe Homs and believe he is a great asset to anyone that needs help in RE. Get in contact with him for sure. 

@Taye N. sorry i don't know of any places you can get contracts but i would just try google. You can also have an attorney do your legal work but that does cost some money.

Thanks for the reply @Carlos Altamirano. Great to see someone on here in the same city, but why did you choose to go out of our area to do your REI deals? Please PM me if you have any pointer you will like to start off with. I believe hand on experience would be the best way to get ahead in REI. I am open to working together on any project or deal just to understand the structure and steps on how a deal is complete.

thank you for the great input @Brett Snodgrass that is what i was thinking i would get 1/1000 but was hoping it can get better depending on the criteria i filter my listing with. from what i have been reading it all depends on trial and error and ranking my different lists depending on what response i get.

Good Afternoon to bigger pockets

Just want to start by thanking Brandon, Joshua, and the bigger pockets group for having such an amazing website, podcast, webinars, & forum for us.  I have learned a lot in the past month that I have been on here. I am looking forward to becoming a pro member really soon.

Now i want to introduce myself and ask all Cash Buyers to reply back to get onto my exclusive buyers list. I am in the process of making my website and i will have a location to have cash buyers go and add their information. 

I have been doing some extensive research to find out what lists will be better than others. I have 3 different groups for my direct mail program. starting next week i am going to send out 1,000 direct mail postcards to group 1. 2 weeks after that send another 1,000 to group 2 and 2 weeks after that send a 1,000 to group 3. 2 weeks after that i will start back at group 1 and keep going the cycle going from there. I am sending to absentee owners, pre foreclosures, high equity, and/or a combination of those 3. I will be starting in southern California, but i am going to see where I have more Cash buyers and post probably start sending direct mail there. so please get back to me if you want to be on my Cash buyers list. I am not looking to fix and flip until i have a solid foundation and understanding of that process. for now i am sticking to wholesaling. 

I am also going to put myself out here for anyone to ask for my help. I don't have a full time job working for "THE MAN", my full time job now is my REI career working for myself and anyone that needs help. I would like to partner with someone doing a fix and flip or multi family fix and hold in Southern California and i am willing to do anything and everything you might need so i can get more experience. I do have great experience using hand tools and electric tool so i am willing to get my hands dirty on any of your fix and flips. please let me know if you need anything. i have this software. i got it from a real estate guru. i spend a $1,000 to take a 3 day course to learn about real estate investing. at that class they had an up sell for $25,000. included in the $25,000 was this software and many other added bonuses including a mentor. i only paid $1,000 to lock in my spot and get the software. i have been fiddling around with it but i think i would need someone more versed in real estate to show me how this software can be a better asset to me.
