What would you want a property manager to do for it? I'm specifically asking how hands off you want to be with it

Hey I don't have a ton of experience in real estate finding partners. It's probablu like most things though. If you are educated on the topic you will know if the potential partner is. If potential partner shows signs of deception early on they will do the same later. Pay attention when y things aren't serious. Are they wanting you to do everything for them? Are they trying to pressure you into something you think is a bad idea? Could you be wrong? 

Also what do they bring that you don't? Are they good at sales, advertising? What can they do to prove that?

Anyway good luck I'm in trucking real similar situation to you from sound of it.

Hi Ben I've lived in St Louis county most of my life. My primary residence is curewntly in St. Charles. I know the area very well and am looking to get my feet in the door of the industry. St Charles has a lot of good areas. The place has been booming last few years. Pm me with what specifically you're looking for and I might be able to help and learn some things along the way. 

I was wondering if any bp members have experience with perio property managers in the St Louis area and who they might recommend?

I am not sure id FHA lets you fix up homes. Like others said you need to live in home for 1 year for FHA loan.

I think if you figure out if fha loan allows rehabs and you're willing to go through the rehab while not making money and the deal makes sense (meaning it is worth significantly more than the cost you paid plus rehab) and you're able to do thta repeatedly it'll work. Maybe I'm missing something I would look into it more if it were me but that's my initial thoughts.
