Thank you @Casandra M...Yes situations come up that are not exactly cut and dry. I always try to do research before every decision I make. That being said, We do plan on sending them a 30 day notice to store their abandoned property. Is this something you typically write up on your own? I do not see one on WiLegalBlank and have not been successful in finding one anywhere else.

@Thomas S. This is not a case of me "not reading the state landlord regulations" at all. In fact, I did read them, contacted my attorney about a situation that came up and was being given opposing advice from two professionals. I'm sorry that you are tired of seeing landlords come on to this platform and ask questions regarding their business, I can only advise you to not read them anymore. Why are you wasting your time?

@Scott Schultz I agree with the property management statement, it is definitely a plan for the future. As of now, I want to learn how to do it. These issues don't stress me out, I look at them as an opportunity to learn.

@Adam Hoffer The sheriff and attorney are not saying the same thing. From my research and discussions I have had I have reason to believe my attorney does not know about the abandonment statute. It is also stated in the lease.

I have a tenant in the upper unit if my duplex that was served a 28 day notice to vacate back near the end of August. October 1st rolled around and the tenant was unable to fond a place to live, so we granted her another month as long as she paid, and she did. It was made clear that the tenant had until November 1st to move out or she would be evicted. Come November 1st we knew the tenant had a new place to live but would not be able to move out until the upcoming weekend. She moved a lot of their stuff out and is currently not living there. However, there is junk everywhere and she told us she would meet with us to give us the keys a few times and sign move-out paperwork but she has not shown up. She is not responding to any of our messages. This property is in Wisconsin and we are unsure of what to do here. Our attorney said to evict and that there is no abandonment statute in Wisconsin but we are seeing otherwise. We called the sheriff to have them serve the eviction but they said to change the lock and serve them a notice that we will store their stuff for 30 days. What would you do in this situation?

@Anthony White Do you find the 8 unit Multi-Family to be less work than the other properties?

I do agree with Scott as I live in West Bend and my 2018 tax assessment was 15% higher than 2017 for my personal residence! I do believe that FoxConn might have something to do with it but the entire market is on fire right now. Even when the market slows I think southeast wisconsin may stay hot for a while because of FoxConn

When screening tenants, what questions do you ask previous landlords if you call them? Could there be any legalities regarding the conversation?

Hey all, I am currently in the process of showing a lower unit on a duplex where the upper unit is already rented out. I just have a couple of questions and would like to hear your thoughts.

1. Currently, our best option for filling the vacancy in the lower unit meets all of the qualifications on our applications except income. She verbally told us she would be fine and her mom is helping her out. If we have her mom cosign, should we also have her fill out an application? Thoughts?

2. This property is in Wisconsin and has a rather large yard and driveway. What do you do for lawn care and snow removal? We have brought up the idea of having the lower tenant take care of all of it but I am afraid this may effect vacancy on that unit...people are lazy. Also, do we have to legally credit or pay them for taking care of the yard/snow removal?

Hey all, just started a business and bought our first property. I am looking for a CPA that is knowledgeable in real estate in Wisconsin.
