Hey Guys,

Looking to get into Flipping/Wholesaling! Does anyone have any recommendations on mentors or a good place to start?

A year ago I wanted to start my rental portfolio so I got a mentor and got into action and have acquired 15 units in the last year!

That was some of the best money I have ever spent and I would like to duplicate the process in these areas!

Any recommendations would be very helpful! Thank you!

Quote from @Marc Winter:

What are your areas of expertise?  Do you have  background in construction, marketing, sales or financial negotiations?

Usually, 20 to 30 units is the tipping point for self-management, so you might want to keep expanding your doors until you feel the benefits of that cash flow (as well as the pain of the management).

By that point, you will have been able to narrow down the world of opportunities in real estate.  Go towards your strength and passion.

Good luck.  Keep investing and moving forward.

 Thanks for the reply Marc!

My background is in Sales and a little financial negotiations.

I probably should have mentioned I also have 18 SFHs as well as the 15 MF units and all are managed by my PM in Fort Wayne IN.

Appreciate the positive feedback!

Any recommendation on avenues that fit my areas of expertise? I also live in CA and have no desire to buy anything here so all of my investments are out of state.

I've been a member of BP for over 3 years and love getting feedback and help from everyone!

I started acquiring buy and holds with my business partner last year and we are up to 15 units.

Lately I have been really focused on moving on from my W2 job and expanding the business we have. The rentals are a nice way to acquire passive income but I want to turn real estate investing into my full time job.

I have been looking into a bunch of areas such as Flips, Wholesaling, Pre-foreclosures etc.

I have a decent amount of reserves and I feel like I need to make the jump and get started. I'm certainly not trying to tackle everything at once but I do want to use these areas to get started.

I'm reaching out to you guys for assistance on what avenues would be beneficial/profitable and how anyone suggests I could get more knowledge or insight on how to execute these strategies.

Any feedback would be greatly appreciated!

Hey Guys,

I decided to start listing my rentals on Zillow, apartments.com etc. I was wondering if anyone has signed up for the premium membership to list their props and if it has made any impact on their application rate? Any info would be greatly appreciated.

Hey all!

I have a quick question. I am an out of state investor in California and i recently acquired a 4-plex in Indiana. I have an incredible PM that my friends/family have worked with for over a decade. Im running into an issue of us filling it/getting applications with good tenants. Does anyone have any ideas about how to solve this and get our units filled quicker? Any thoughts on this would be helpful thank you!

Hey guys,

I am an out of state investor from California. I'm looking for a realtor in the Fort Wayne IN area that is very active and will be able to find props and put out 4-5 offers a week. I'm looking for residential multi-family units somewhere from 100-300k. I have a whole team ready to go just missing a realtor. If you have anyone you recommend please let me know. Thank you!
